About

Living Hotel Kaiser Franz Joseph

Living Hotel Kaiser Franz Joseph occupies a quiet corner of Vienna's Grinzing district, a village-like area known for its wine taverns and green hills. The 4-star property is a 20-minute tram ride (line 38) from the historic centre, with a stop on either side of the hotel, plus two supermarkets and a park within easy walking distance. A bus stop, the S45 express train and several traditional restaurants and wineries are also nearby.

Rooms are contemporary apartments with king-size beds, air conditioning and kitchenettes equipped with an oven, microwave, kettle and fridge. Many include balconies or terraces, and some are split-level maisonettes with a guest restroom on the ground floor. The hotel's public areas include a fitness centre, sauna, solarium and hammam, and the breakfast buffet is frequently praised. Drinks and snacks are available in the bar-lounge, and a paid shuttle can be arranged.

In brief

What works, what to weigh

+

Strengths

5 reasons to book
  • Full kitchens in every room — Each apartment comes with an oven, microwave, kettle and fridge, making it easy to cook or reheat meals and cut restaurant bills.
  • Free parking available — Guests report that free parking outside the hotel is generally easy to find, a real advantage in Vienna.
  • Frequent tram straight to the centre — Tram 38 stops either side of the hotel and reaches the historic centre in about 20 minutes, with a bus stop and S45 express train close by.
  • Wellness facilities on site — A fitness centre, sauna, solarium and hammam give you a way to unwind after a day of sightseeing.
  • Daily restocked fridge — A complimentary daily refill of mineral water, coffee capsules and — for some guests — beer is a thoughtful touch that guests mention often.

Worth weighing

5 to weigh
  • Breakfast is not included and prices vary — Breakfast is charged extra (€14 per person in one review) and some guests felt it was overpriced for what was offered.
  • Set outside the historic core — The hotel is about 20 minutes by tram from the centre, which suits a quieter stay but adds travel time to main sights.
  • Some rooms have dated touches — A few guests noted older TVs, thin pillows and twin beds pushed together instead of a true king.
  • Value for money can be tight — Guests rated 'Price and service' lowest at 6/10, and service did not always match the 4-star price.
  • Limited on-site dining options — The restaurant and bar are praised when used, but many guests choose to eat out given the proximity of local taverns and shops.

“A fourth-floor room with a terrace is ideal for a longer business stay. There's a separate workspace, a kitchen, and a view over the highway towards the Vienna Woods. The fridge was restocked daily with two bottles of mineral water, beer and coffee capsules. Breakfasts were hearty, and the fitness room had equipment and a sauna. Two supermarkets (Billa, Spar) and a tram stop are within a few steps. The closet space and a full-length mirror were appreciated.”

“This hotel really hits the mark. The lounge with armchairs and a fireplace, crisp white sheets, and a fridge refilled every day with glass-bottled water and beer. The daily housekeeping was thorough. Our room had a kitchen with everything we needed for cooking. When it rained, the receptionist lent us an umbrella. After checkout, we left our luggage without any fuss. A bus stop is next door, plus tram 38 and the S45 express train, with two supermarkets and a park nearby.”

“The staff are courteous and welcoming.”

“A beautiful area, a bit removed from the centre, close to traditional restaurants and wine taverns, a tram station and stop that runs into the historic core. Breakfast was excellent, with a wide selection.”

8.3Verified guest

“A stylish and comfortable room, compact but very functional. Quiet too. The kitchenette – oven, microwave, kettle, fridge – is a real plus for saving on restaurant meals. Complimentary water, coffee, tea, cocoa and even beer were restocked in the fridge. Breakfast was excellent: hot options like omelette, sausages, fried bacon and boiled eggs; cold cuts, cheeses, salads, muesli, yogurts and buns; plus juices, a coffee machine, tea and milk. The air conditioning worked well during the Vienna heat. The bed was comfortable, though the pillows are on the thin side. Overall, highly recommended.”

“From the caring staff to a room exactly as pictured, everything was to my liking. My apartment had a brand-new kitchenette, and the whole place felt comfortable and bright. The centre is about 20 minutes by tram, and most sights are reachable by tram or metro. Pick up a city map at reception – it was invaluable. The sauna and gym are excellent if you have time. The staff helped me patiently despite language barriers. Thank you.”
